ARMs Are Back: When Adjustable Rates Make Strategic Sense

Adjustable-rate mortgages (ARMs) are making a notable comeback as affordability pressures persist across the housing market. With home prices still elevated in many areas, more borrowers are turning to ARMs for their lower introductory rates compared to traditional 30-year fixed mortgages. In 2025, ARMs accounted for nearly 21% of mortgage originations—their highest share in three years—even as fixed rates began to ease.

The Upfront Advantage

The main draw of an ARM is the lower initial rate. A 5/1 or 7/1 ARM can reduce monthly payments by hundreds of dollars during the fixed period, improving cash flow and increasing short-term buying power. As of spring 2026, many ARMs are pricing around 5.7%-5.8%, compared to 6.5% or higher for 30-year fixed loans, often translating to meaningful monthly savings during the initial term.

A Strategy Built on Timing

ARMs are most effective when paired with a clear plan. Buyers who expect to sell, relocate, or refinance within the initial fixed window—typically five, seven, or 10 years—can capture the savings without facing a rate adjustment. With the right timing, an ARM can reduce total interest paid compared to a fixed-rate loan.

Understanding the Risks

Once the fixed period ends, rates adjust based on market conditions, which can increase monthly payments. Today's ARMs include safeguards such as annual and lifetime caps, along with stricter qualification standards. Even so, future payment changes remain a key consideration, especially if rates rise further.

A Tool for the Right Borrower

An ARM is not a shortcut; it's a strategy. For buyers with a defined timeline and comfort with some uncertainty, it can offer flexibility and savings. The key is aligning the loan with long-term goals and planning ahead.
