Five Questions to Ask Before Refinishing Hardwood Floors

Whether your hardwood floors are a decade old or more than a century old, refinishing can transform them from worn to stunning. Scratches, discoloration, and faded finishes disappear, and you can change the color with stain.

But not all refinishing jobs are created equal. Before you hire a contractor, ask these questions to ensure you’re getting quality workmanship for your home.

Do you have references?

This is important. Refinishing done poorly can cause lasting damage. Ask for recent references and contact them. Also tap into your own network—friends, neighbors, and local real estate agents often know contractors with strong local reputations.

Will you fill the gaps?

In older homes, gaps between boards often appear as the original filler deteriorates. A quality refinisher should explain how they handle gaps before applying the new finish. Not every gap should be permanently filled, since wood naturally expands and contracts. If they cannot explain their approach, keep looking.

How many coats of finish will you apply?

For most homes, three coats should be the minimum. Anything less may look good but won’t stand up to everyday life, potentially forcing you to repeat the project sooner than expected.

Who will actually be doing the work?

Sometimes the person who provides the quote isn’t the one who will be in your home for several days. It’s worth knowing exactly who will handle the job—after all, you’re inviting them into your living space.

How long will we need to vacate the house?

Drying times vary based on products, temperature, humidity, and daily progress. Plan ahead for pets and family, as you may need to stay elsewhere. A reputable refinisher will provide a clear timeline upfront.

Before making a final decision, request a detailed written estimate outlining the services included. Clarifying expectations upfront helps ensure a smooth project.
